When you call, we ask what the door is doing right now - won't open, won't close, stuck halfway, making a bang or a grinding noise, opener runs but the door doesn't move. That tells us whether it's a spring, a cable, a track out of alignment, or the opener itself, and it tells us what to bring on the truck so we're not driving back for a part.

Most of the doors we get called on in this part of the valley are original builder-grade equipment from houses put up between 1971 and 2006, with a lot of that stock clustered around 1991. A torsion spring rated for that era of door has usually done its job for a long time by the time it snaps, and openers from the same vintage tend to go out around the same age.

We'll give you a straight answer on whether it's worth repairing or whether the door's had a long enough life that replacing it makes more sense. We don't push a new door on someone who needs a $40 roller. If a part isn't something we carry on the truck that day, we'll tell you that too rather than guess at a timeline.

That's the failure pattern we see most, more than storm damage or anything seasonal in a milder climate.

Our office is at 360 S Rampart Blvd, Las Vegas, NV 89145 - about a mile southwest of Lone Mountain, two miles from South Shores and Sun City Summerlin, and roughly five miles from Summerlin proper. That location keeps most of our calls within a short drive across the northwest and west side of the valley.

We don't handle commercial roll-up doors or gate operators - if that's what you've got, say so up front and we'll tell you plainly whether it's something we take on.

How old does a garage door have to be before it's not worth fixing?

There's no fixed age - it depends on the part that failed and what shape the rest of the door is in. A lot of houses out here have doors from the 1980s or 90s, and if the spring or opener goes but the panels and track are solid, repair usually makes more sense than replacement.

Why did my spring break in the summer with no warning?

Heat is the main culprit. Torsion springs cycle thousands of times a year, and the severe summer heat here dries out lubricant and stresses the metal faster than in a milder climate. A spring that's been fine for years can go without any obvious lead-up.

Do you work on openers or just the door hardware?

Both. Openers fail for different reasons than springs or tracks - bad circuit board, worn gear, dead capacitor - so we diagnose the opener separately from the door itself before deciding what actually needs replacing.
